BAL (Bushfire Attack Level) Assessments
This assessment calculates the likely intensity of heat from bushfires on your building. The BAL assessment determines the size of the area you need to maintain in a low fuel state that will help to protect the building (Hazard Management Area).
A BAL assessment is required as part of the Development Application for subdivisions and vulnerable and hazardous building uses.
A BAL assessment is required for single dwellings not in approved subdivisions at the Building Permit application stage of planning through all councils.
A BAL assessment is recommended for existing buildings. It is an important first step in managing bush fire risk when living near fire prone vegetation.
A BAL assessment includes:
- Assessment of the risk
- Design of the Hazard Management Area
- Fuel management requirements in the HMA
- Requirements for water supply for fire fighting
- Requirements for access to and from the site
